  • We see this as one of the most important steps in the process. By seeking out input from a diverse group of end users identified by the client, a very clear program will be created to specifically identify how this project will meet functional and aesthetic needs. This client vision will set this project apart from others in the space.

  • Value Engineering is a powerful tool. However it is commonly misused and ends up taking away from the desired end product. We want to work closely with clients to develop a budget that will meet expectations from the beginning. With a fully developed program we will create initial budgeting with the our clients and adjust the program accordingly if needed. If a firm budget already exists this is also powerful. It can help our team back into program needs that meet the clients target budget goal.

  • Once a clear program has been created it is time to create our visual representations of how this will all come together. If desired by the client ahead of onboarding the Design Team, we will work with industry partners that will translate the project vision into a variety of options that meet program intent as well as site/code constraints, budget, schedule, and quality goals.

  • With the incredible amount of talent in this space our team will manage the process to onboard designers and engineers that not only best fit the project scope, but will also be the best fit for the team. Through a clear RFP process that includes the preliminary project program and renderings, we will give firms the opportunity to propose on the design services and introduce their team to our selection committee.

  • Permitting jurisdictions and requirements can vary greatly. We have experience with a variety of entities such as City/County Municipalities, DSA, GSA, HCAI etc. We will work with the Design Team to create a Permit Package drawing set that will me the standards for approval. We are also partnered with permit expediting teams that can help accelerate this sometimes cumbersome process.

  • Selecting your General Contractor is another big decision that we take very seriously. Your General Contractor will be your front line for not only the build quality and schedule, but will be the gate keepers of critical information. In addition to a robust resume of team members capable of building the project we desire, through the RFP and interview process we will be looking for General Contractors that will provide a high level of transparency and ability to communicate clearly. Issues will arise and transparency of those issues will help our team quickly solve those problems and stay on track.

  • No matter how fantastic a design there will always be issues of practicality that need to be addressed as much as possible prior to bidding to subcontractors. We take pride in our ability as builders and along with the General Contractor selected will review drawings in detail to ensure the intended design is feasible. At times this will include out reach to trade partners to ensure the design is on track.

  • Value Engineering is a powerful tool that is used on many projects. The key to its use is using it early and often. At times this means potential elimination of scope that is desired within the client program. However if done early, we retain the true value of those changes. Value Engineering during construction out of necessity to hit budget targets results in a great deal of waste not only in the credits received but also the delays in time that occur by making changes too late. We will drive to make tough decisions early to make for a smoother construction experience.

  • Now comes the time to onboard the next critical members of the team. Our trade contractors are the front line of our build and will ultimately drive the execution of the project vision. We firmly believe in making our trade partners close teammates that can communicate their expertise to improve our projects. Through the bidding process we will set clear expectations of Budget, Schedule, and Quality. Post-bid meetings will occur with desired trade contractors to ensure their scope is covered and gaps do not exist with other trades.

  • Depending upon client desires the communication with Stakeholders can be a critical piece to the success of the project. End users often have a great deal of interest in the process and can be nervous of what the end result will be when they occupy the new space. Working with our principal client we will create a communication plan to stakeholders for project updates, logistical concerns for campus environments, and a forum to ask questions as they arise.

  • Along with our clients we have put together a great plan for an amazing project. We will be with you every step of the way through construction addressing issues, reviewing questions, analyzing change orders, ensuring timely procurement, and aligning contractor billings with accurate construction progress. We will be embedded with the construction team to ensure transparent communication and timely decision making along the way.

  • Change orders are an inevitable part of any construction project. Whether requested by the client or as a result of conditions on site, we will ensure fairness in the change order process to be sure that the client is being provided value and that the trades involved are being treated fairly through the process.

  • Once construction has been completed there is still a fair amount of work to do in getting closed out. Closing all of the loops at the end of a project will ensure no liens remain from the construction process and good as-built documentation of the build has been provided to the client. This is also a time when we will work with the client to establish the best maintenance plan for the project. Whether that is connecting with building maintenance partners or putting a plan in place for internal management of the facility we will continue to assist our clients through that transition process.

  • With an amazing project completed now is the time to ensure the longevity of that investment. Many firms will see there job as complete once the new asset is turned over, but we offer our clients assistance in creating and implementing a building maintenance plan that will ensure the new asset serves the client for as long as possible.
